What we do · Paving & Hardscape
Designed for What Will Drive on It
Parking, drives, sidewalks and hardscape, where the failures come from the subgrade and the drainage rather than from the asphalt.
The survey, the geotechnical report and what you intend to build. That is enough to tell you what the site work involves.
Retention
In Florida it takes real acreage, before the building
Self-perform
Dewatering and deep foundations in house
Yield
The site work decides how much you can build

Paving fails from underneath
Rutting, cracking and potholes are treated as surface problems and repaired at the surface. They are almost always subgrade or drainage failures, which means the repair fails too. Paving built on a properly prepared and drained subgrade lasts; paving built on an inadequate one does not, however good the asphalt was.
What determines the life
- Subgrade preparation and compaction, verified.
- Base thickness matched to the actual loading.
- Drainage, so water does not sit under or on the pavement.
- Design loading — truck routes need more than car parking.
- Accessibility, which paving frequently gets wrong.
How we handle it
- 01Prepare and test the subgrade before anything is placed.
- 02Design base thickness to the actual traffic, not a standard.
- 03Grade so water reaches drainage rather than ponding.
- 04Build accessible routes and spaces to the requirement.
- 05Stripe and sign to the approved plan.
Design the truck route separately from the car parking. Delivery vehicles and refuse trucks impose loads a car park section will not carry, and a single circulation route built to parking standard is where the rutting always appears first.
Said plainly
Where we stop
We will not place paving on a subgrade that has not been tested. It looks fine on the day and fails within a couple of seasons, and the repair costs more than doing it properly would have.
FAQ
Common questions
- Why does paving fail?
- Almost always the subgrade or the drainage, not the asphalt.
- Where does rutting appear first?
- The truck and refuse route, if it was built to a car park standard.
- Does drainage matter?
- Considerably. Water sitting on or under pavement destroys it.
- Will you pave without subgrade testing?
- No.
The risks
The Geotechnical Report
A few thousand dollars of borings routinely prevents hundreds of thousands in change orders, and it is still the thing owners economize on.

The Water Table
Florida's water table is close to the surface, and on coastal sites it moves with the tide.

Unsuitable Material
Organic soils, uncontrolled fill and material that will not support the works. It has to come out, and something has to go back in.

Permitting
Horizontal work touches more agencies than the building does, and the approvals frequently run in sequence.

What the Survey Missed
A topographic survey shows the surface. What is underneath is the source of most site work surprises.
