The survey shows what is visible
Underground storage tanks, old foundations, abandoned utilities, buried debris and fill from a previous use are not on a topographic survey. They are found during clearing, at the point when the schedule has just started and there is no float, and they are the most common early cost surprise on a Florida site.

- Buried debris and uncontrolled fill.

- Protected trees, which constrain what can be removed.
How we handle it
- 01Review any environmental assessment before mobilizing.
- 02Clear and demolish to the permitted extent.
- 03Handle protected vegetation to the approved plan.
- 04Document and report anything unexpected immediately.
- 05Dispose of material lawfully, with documentation.
Get an environmental assessment on any site with a previous commercial use before you close. Tanks and contamination are expensive, they are the owner's problem once the land is bought, and they are findable in advance.
