Why stormwater comes first
Florida requires stormwater to be managed on site, and doing so consumes real acreage. A layout that places the building, the parking and the access first and fits retention into the remainder is a layout that gets redrawn once the calculations are done.
Designing around the least flexible constraint keeps more yield than squeezing it in afterwards, and it is a decision made once, early, for free.
Why we push on the geotechnical report
A few thousand dollars of borings routinely prevents hundreds of thousands in change orders, and it is still the line owners economize on. A report with a handful of borings placed conveniently describes those points and nothing else.
We will not price earthwork or below-grade scope from an inadequate report. A number produced that way is a guess, and a guess becomes a change order.
Self-performing the wet part
Dewatering and deep foundations are ours. On a Florida site with a shallow, frequently tidal water table, that is the largest single schedule risk in the horizontal package — and it belongs to the same contract the owner holds.
